NH Ross Inc, a long established plumbing/heating/cooling business here in Middle Island, is seeking to expand its facility at 120 MCR via a Change of Zone application, to be heard at a Town of Brookhaven Public Hearing on April 10, 2025 at 5pm. The parcel’s zoning will change from current split zoning of A1 and J2 to L1 Industrial. The building will be built at the southeast corner, behind the existing NH Ross establishment, which has served our community for more than 50 years.
Owner Neal Ross attended our February 17, 2022 MICA meeting at the Longwood Public Library. He explained his need for additional storage and training space, and his plans were well received by all MICA members present. We also appreciated that Neal came to the civic first, before even beginning the sometimes arduous building process in Brookhaven. Everyone was happy to hear that a long-time, local business was looking to remain in our area and expand.
To that end, the Middle Island Civic Association took the additional step of formalizing our approval of the COZ application at our general meeting on May 20, 2023. The motion was made, seconded and approved unanimously by all MICAns in attendance. A letter of support was sent to Planning Commissioner James Tullo.
MICA has repeatedly reviewed the site plan prepared by architects McDonough & Conroy, PC. We continue to believe it accurately reflects Mr. Ross’ original description of his needs, and that it will satisfy the requirements of the Town of Brookhaven. This is a transition zone on MCR. The new building will eliminate the need for storage trailers on site, and an extensive revegetation buffer will be planted on the southern border. Perhaps most importantly, the new square footage will provide space for training and mentoring young people in the trades which NH Ross has specialized in since 1971. MICA testified in favor of the COZ and associated applications on April 10th, 2025.
