Sullivan<\/div>\n<\/div>\n<div>\n<div><b>By Michael Gavin<\/b> <a href=\"mailto:michael.gavin@newsday.com?subject='Rustic'\u00a0Middle%20Island%20undergoing%20renaissance&amp;body=New%20housing,%20firehouse%20and%20storage%20facility%20are%20among%20the%20recent%20additions%20in%20Middle%20Island.%0D%0Ahttps:\/\/www.newsday.com\/classifieds\/real-estate\/middle-island-house-sales-1.19809828\" target=\"_blank\" rel=\"noopener noreferrer\" data-auth=\"NotApplicable\">michael.gavin@newsday.com<\/a> July 13, 2018 4:48 PM<\/div>\n<\/div>\n<div><\/div>\n<div>\n<div><b>THE SCOOP <\/b>With wooded landscapes, sprawling horse properties\u00a0and acres of open space, Middle Island offers a rustic country setting.\u00a0\u201cIt\u2019s a great place for people to enjoy the great outdoors and get away from technology,\u201d says Gail Lynch-Bailey, president of the Middle Island Civic Association.\u00a0\u201cIt\u2019s pretty enchanting.\u201d<\/div>\n<div><\/div>\n<div>The area, she adds, is also undergoing something of a renaissance.\u00a0 At the center of the hamlet&#8217;s revitilization\u00a0was a recently-constructed 123-unit affordable and supportive housing development, aptly named Renaissance Village.\u00a0 The $52-million project, with 10 apartment buildings developed by Concern for Independent Living, features 50 units for the homeless and those with disabilities.<\/div>\n<div><\/div>\n<div>The development, at the intersection of the hamlet\u2019s main crossroads of routes 25 and 21, has sparked interest in the surrounding land, Lynch-Baily says. A new 7-11 and gas station will open at the northeast corner of the intersection, replacing a long-blighted property.<\/div>\n<div><\/div>\n<div>Also at the intersection is the Longwood Public Library, which underwent a renovation that was completed in 2015, updating the entire building and adding square footage.\u00a0 The library, which opened a children\u2019s garden in May, has been \u201ca great community resource for everybody,\u201d Lynch-Bailey says.<\/div>\n<div><\/div>\n<div><\/div>\n<div>Residents recently passed a $39.1-million Capital Improvement Plan to make various improvements at campuses within the Longwood Central School District.\u00a0 Construction is also under way on a new 24,472-square-foot firehouse for the Middle Island Fire Department.<\/div>\n<div><\/div>\n<div>Lynch-Bailey says there are parcels ripe for mixed-use development, including the former K-Mart property across from Artist Lake.\u00a0 A new storage facility is soon coming to the area, and an application was recently submitted to reconstruct a new bar and grill at the site of the old Wellington Inn on Middle Country Road.<\/div>\n<div><\/div>\n<div>\u201cWe\u2019re marching forward, and we\u2019re really happy about recent developments,\u201d Lynch-Bailey says.<\/div>\n<div>Home prices in the area typically range from around $300,000 to just under $500,000, says Shawn Hough, owner\/broker of H&amp;G Realty in Middle Island.\u00a0 The area, he adds, features many ranches, starter Colonials\u00a0and horse properties with some lots exceeding an acre, Hough says.<\/div>\n<div>\n<div>Centrally located and roughly 15 miles north of Smith Point Beach, Middle Island offers residents the ability to \u201clive in the country and at the same time be able to easily access areas like Manhattan or the Hamptons,\u201d says Town of Brookhaven council member Michael Loguercio.\u00a0 \u201cYou can still buy a home in Middle Island with plenty of land surrounded by woods, and within a couple of minutes you can be at some of the best shopping centers around.\u201d<\/div>\n<div><\/div>\n<\/div>\n<div>The area is home to a portion of the 6,000-acre Rocky Point Preserve, Cathedral Pines County Park, Prosser Pines Country Park, and Bartlett Pond Park, which features veteran monuments and a community garden.<\/div>\n<div><\/div>\n<div><b>CONDOS AND TOWNHOUSES<\/b><br \/>\nThere are 38 condos on the market ranging in price from $79,990 to $419,900 and six co-ops from $69,900 to $144,900.<br \/>\n<b><br \/>\n<\/b><\/div>\n<div><b>SALES PRICE<\/b><br \/>\nBetween\u00a0July 1, 2017 and July 11, 2018, there were\u00a089 home sales with a median sale price of $260,000, according to the Multiple Listing Service of Long Island. The low price for that period was $90,000 and the high was $535,000. During that time period a year earlier, there were\u00a092 home sales with a median sale price of $258,000.
