2026 Update – Owners Nick Testa and Stan Morabito anticipate construction will start later this year.\u00a0 They recently completed some remediation work required by SCDHS for some old drainage pools that were on the site (from old uses;) They have been working with NYS DOT on the new turn lanes and signal improvements and are finalizing some colorized renderings they\u00a0 will share with us soon.<\/p>\n

Nicklan LLC is an important project proposed for the 16 acres\u00a0 on\u00a0 the southside of RT 25-Middle Country Rd at the traffic light with Swezey Lane.\u00a0 It calls for the construction of a new mini-storage facility open to the public, which will be located closest to the entrance off 25, and a new truck maintenance facility and storage yard for the sand trucks that currently use the site daily. The popular Tom’s garage and car repair shop will continue in its present location at the southern end of the parcel; it will be repainted to match the color schemes of the new buildings. The project required a Change of Zone granted by the Brookhaven Town Board on August 26, 2021, several variances granted by the BZA on December 13, 2023 and a special use permit\/site plan approved at the final hearing of the TOB Planning Board on February 26, 2024..\u00a0 The 8 acre eastern portions of the property will be retained in their natural state and deeded to the Town of Brookhaven as Open Space. Owners Stan Morabito and Nicholas Testa are looking to make the parcel safer. especially for\u00a0 their Benimax truck drivers.\u00a0 MICA wants the entire community to be safer, too! NYS DOT is requiring careful readjustments at the site entrance so trucks and cars can turn in and out safely from all directions.\u00a0 The landscape plans for the north, east and south buffers feature many native trees and shrubs, including quaking aspen, grey birch, red oak, northern bayberry, inkberry, witch hazel, beach plum and lowbush blueberry. An extensive re-vegetation of 54,000 sq feet of the open space calls for\u00a0 489 trees and 1,358 shrubs to be planted,\u00a0<\/p>\n
